Overview of the Design and Build Journey

Understanding the design and build process helps homeowners prepare for each stage and make informed decisions throughout their project. While every landed property project is unique, the journey follows a consistent framework from initial consultation through to moving into your completed home. Here is a detailed look at each phase.

Phase 1: Initial Consultation and Site Assessment

The process begins with a comprehensive discussion about your requirements, lifestyle needs, budget parameters, and design preferences. The builder visits your property to assess existing conditions, take measurements, and identify potential constraints or opportunities. This phase establishes the foundation for all subsequent decisions and typically takes one to two weeks.

Phase 2: Concept Design Development

Based on the consultation, the design team develops initial concepts including floor plans, spatial arrangements, and preliminary elevations. You review these concepts and provide feedback through collaborative design sessions. Multiple iterations refine the design until it accurately reflects your vision. This creative phase typically spans two to four weeks depending on project complexity.

Phase 3: Detailed Design and Engineering

Once the concept is approved, detailed architectural drawings and engineering calculations are prepared. Structural engineering, mechanical and electrical layouts, and material specifications are finalised. This comprehensive documentation forms the basis for accurate cost estimation and regulatory submissions. Allow eight to twelve weeks for this thorough technical development phase.

Phase 4: Regulatory Submissions and Approvals

The appointed Qualified Person (QP) and Professional Engineer (PE) submits plans to the relevant Singapore authorities including URA for planning permission and BCA for building plan approval. The timeline for approvals varies depending on project type and authority workload but typically ranges from eight to twelve weeks. An experienced design and build team anticipates potential queries and prepares submissions that minimise delays.

Phase 5: Pre-Construction Preparation

With approvals secured, the project moves into construction preparation. This includes finalising material selections, confirming the construction schedule, arranging site logistics, and coordinating with neighbours where necessary. Detailed construction drawings and specifications guide every aspect of the build. This phase typically takes two to three weeks.

Phase 6: Construction

Construction proceeds through structured stages including demolition or site clearance, foundation and structural works, building envelope, internal fit-out, and external works. Regular site meetings keep you informed of progress and allow timely decisions. Construction duration varies significantly by project scope, ranging from six months for renovations to twelve months or more for complete rebuilds.

Phase 7: Completion and Handover

As construction concludes, thorough inspections verify that all work meets specifications and quality standards. Any defects are identified and rectified before handover. The QP obtains the Temporary Occupation Permit (TOP), enabling you to move in followed by Certificate of Statutory Completion (CSC). A defects liability period follows during which any issues that emerge are addressed promptly.
